‘Rare opportunity’ arises to buy lochside Highlands holiday park for £999,000

“Overall, the property presents a rare opportunity to acquire a substantial leisure investment with diversified income streams” – Neil Calder, Shepherd

A Highlands holiday park said to offer “development potential” is up for grabs at just under £1 million.

Great Glen Water Park at Laggan, near Spean Bridge, occupies a prime position on Loch Oich, within one of the region’s most popular tourist corridors, just off the A82 between Inverness and Fort William. It is set to go under the hammer at Shepherd Commercial Property Auctions on April 16 with a guide price of £999,000.

The property generates income of around £106,000 per annum from a “well-established” chalet park comprising 30 holiday units, all held on long-term 60-year pitch/licence agreements entered into between 2019 and 2021.

The sale also includes four cottages with short-term let licences, offering further income potential or flexibility for owner’s accommodation, Shepherd noted.

The wider site is said to significantly enhance the opportunity and includes a marina with slipway and pontoons, a standalone leisure building with swimming pool and restaurant facilities, extensive parking and areas of undeveloped land.

Neil Calder, partner at Shepherd, said: “This is a rare opportunity to acquire a high yielding leisure investment in a superb Highland setting, with strong existing income and obvious scope to add value.

“With a guide price of under £1m and annual income already in excess of £100,000, it offers real value. There is clear scope for refurbishment, asset management and further development across the wider site, subject to the necessary consents.

“Overall, the property presents a rare opportunity to acquire a substantial leisure investment with diversified income streams, in a highly sought-after Highland setting,” he added.

The firm noted that the leisure building, previously operated under franchise, provides potential for refurbishment and reactivation, or alternative commercial or letting uses. There is also a lapsed planning permission for the development of additional holiday lodges.
