“Seamless service”
Jeremy, a long-term landlord with C~urb PSL, said: “C~urb PSL has managed my property for a number of years and provided a seamless service for both myself, as a property owner, and for the tenant. Renting my property under the scheme has provided the benefit of a predictable income.”
“Always there when we needed them”
Steve and Janice were homeless and struggling to find accommodation to meet their needs when they were allocated a property with PSL. They have now moved on from PSL and are settled in a long-term tenancy with the City of Edinburgh Council.
Steve said: “We had been renting but had to move, due to circumstances out of our control. For health reasons, we needed a ground floor property but couldn’t find anywhere we could afford. We lived in hotels for a while but Janice is diabetic and it was difficult not being able to cook. It was a relief when we got a flat through PSL.”
PSL is brilliant, it helped us out of homeless accommodation. Staff have always been there when we have needed them, I honestly can’t fault them at all.
Private Sector Leasing
For landlords and property investors, PSL provides increased certainty when leasing a property. Rent is paid to the landlord quarterly in advance, even if tenants don’t pay or the property is empty through no fault of their own.
PSL was established in 2005 by the City of Edinburgh Council and homes are fully managed by C~urb PSL at no cost to the landlord. C~urb PSL also provides a range of support services for tenants. 1,742 properties are currently on the growing scheme.
Properties are leased from private landlords to the council and sublet to those in need of housing. The council funds the management cost, so landlords benefit from free letting agency services. Landlord benefits include:
- Guaranteed rent paid quarterly in advance, even if the tenant doesn’t pay or the property is vacant through no fault of your own
- No void periods
- No management or advertising fees
- Tenant damage covered beyond fair wear and tear
· Long-term leases of three or five-year lease
- Lease with City of Edinburgh Council
- ISO accredited maintenance service
- Regular tenancy visits with highly trained Housing Officers
