A survey of more than 1,400 people who moved to Edinburgh over the past year found more than 12 per cent of people chose to relocate to the historic port, overtaking Corstorphine, which held the top spot in 2024.
Data taken from Compare My Move, Rightmove, and Property Data found Leith’s average house price is just under £271,000, more than £100,000 cheaper than Corstorphine, which could be a key reason why Leith has overtaken it as Edinburgh’s most popular area to move to.
Compare My Move has produced a list of the top 10 most popular places in the capital, eight of which have seen a decline in movers compared with 2024. The only two areas that grew, Leith and Gorgie, also have the lowest average house prices and the lowest average monthly rents in the top 10, suggesting affordability is likely a major factor influencing where people choose to live.
Dave Sayce, founder and managing director of Compare My Move, said: “There’s a clear need for affordability in Edinburgh. It’s one of the most expensive cities in the UK to buy an average property, and it’s certainly the most expensive city outside the south of England. People are feeling that pressure when they move here, and many are choosing the city’s more affordable areas as a result.”
