‘Timely and prudent’ £3 million-plus sale of building next to Scottish airport

“This sale represents a timely and prudent exit from an asset that has performed well for our investors” – Paul Johnston, Maven

Maven Capital Partners, the Glasgow-based asset manager, has completed a £3 million-plus sale on an Aberdeen business park.

The industrial building at ABZ Business Park in the Granite City has been sold to French property investment manager Epsicap REIM, acting on behalf of one of its funds, in a £3.35m deal.

The modern property, extending to 18,466 square feet, is located adjacent to Aberdeen Airport and was acquired by Maven clients in 2018. It has been fully let to Aramark since construction, with the current lease running until October 2032.

Maven noted that the asset had delivered “consistent” income for its investors, generating a running yield of 6 per cent per annum during the investment period. The sale price offered a net yield of 8.5 per cent for the purchaser.

Epsicap REIM is an investment manager specialising in small and mid-cap assets across Europe. Ryden acted for Maven and Welbeck Real Estate Advisers represented the purchaser.

Paul Johnston, a partner at Maven, said: “This sale represents a timely and prudent exit from an asset that has performed well for our investors, delivering a strong yield. While the Aberdeen market remains uncertain, we are pleased to have secured a strong offer from a credible international buyer.”

In September, it emerged that Aberdeen’s industrial property take-up had remained resilient in the first half of 2025, despite the challenging macroeconomic backdrop.

Commercial property consultancy Knight Frank found there was 440,003 sq ft of take-up across 59 deals between January and June, up 54 per cent on the same period last year. Take-up edged higher in the second quarter, with 221,445 sq ft of deals compared to 218,558 sq ft during the opening three months of the year.

David Gavan, a surveyor at Knight Frank Aberdeen, said: “While there continues to be uncertainty around government signalling and energy legislation in the North-east, the numbers highlight that opportunities remain for private investors in the current market.

“Occupiers are being drawn into modern, high-quality buildings, often leaving behind dated facilities that no longer meet their needs. The resilience in industrial commercial property take-up reinforces Aberdeen’s role as a hub for both traditional and transition energy industries.”
