Scarborough Muir Group marks first development activity at vast Queensferry One site in Fife
“This site has long been recognised for its strategic location, and now the right conditions are in place we are able to move forward with confidence” – John Muir
Scarborough Muir Group has hailed a key milestone at a 110-acre Fife site seen as critical to the success of Forth Green Freeport.
The joint venture between Scarborough Group International and Fife-based Muir Group said it had conducted a sod-cutting event to commence site preparation works at Queensferry One, Rosyth.
The phase one works focus on site preparation and groundworks to support construction of “Q1 50”, a fully consented 50,000-square-foot speculative industrial and logistics unit, subject to contract. These works have been supported by a £300,000 UK government site accelerator grant secured earlier this year by Scarborough Muir Group (SMG), helping fund key enabling works including the removal of legacy foundations and preparation of the development platform.

Attendees at the ceremonial event included representatives from the UK and Scottish governments, Fife Council, Forth Green Freeport, Fife College and Fife Chamber of Commerce, alongside senior figures from major regional employers and strategic partners including Forth Ports and the Ministry of Defence.
John Muir, spokesperson for SMG, said: “Today marks an important step in unlocking the potential of Queensferry One. This site has long been recognised for its strategic location, and now the right conditions are in place - with Green Freeport status and strong occupier demand - we are able to move forward with confidence.
“Our focus remains on delivering high-quality, ready-to-occupy space which meets the needs of modern businesses for industrial and logistics. Phase one sets the tone for - creating skilled jobs, supporting key industries and contributing to long-term, sustainable growth across Fife and the wider region.”
Tom Morris, Forth Green Freeport trade and investment manager, added: “Congratulations to the team at Scarborough Muir Group as they start construction of their 50,000 sq ft logistics development at Queensferry One.
“The site benefits from excellent connectivity, proximity to the Port of Rosyth and wider opportunities in the area. Future tenants may also qualify for tax and customs benefits available within Forth Green Freeport, together with skills, innovation and net zero support.”
Queensferry One is located adjacent to junction 1 of the M90, the Queensferry Crossing and the Port of Rosyth, providing rapid connectivity by road, rail, sea and air.
