‘Rare’ 60-acre development site next to notorious Scottish roundabout hits market
“This is a rare opportunity to secure a development site of genuine scale and strategic importance within the Scotland market” – CBRE
What is being billed as one of the most significant mixed-use development opportunities in central Scotland has hit the market.
Property consultancy CBRE has been appointed by Lowe Dalkeith Farms to sell the 60-acre site at the notorious Sheriffhall roundabout, next to Edinburgh’s city bypass to the south-east of the capital. CBRE described it as a “rare opportunity to secure a development site of genuine scale and strategic importance within the Scotland market”.
Zoned for employment use, the site is said to be “strategically positioned” at the junction of the A7, the city bypass and the A6106, and a short distance from the A1, offering direct access to “key regional and national transport routes”. There are proposals to introduce a grade-separated junction at Sheriffhall Interchange to replace the existing, congested and frequently-denounced roundabout.

Property experts said the site offered scope for “large-scale commercial, industrial and motor dealerships” subject to planning. They noted that the location was further enhanced by Transport Scotland’s committed upgrade to the Sheriffhall junction.
CBRE said the industrial market across central Scotland continued to face a “significant” shortage of available accommodation for industrial, warehouse and manufacturing uses. According to CoStar, the regional vacancy rate has now fallen below 2 per cent, with occupier demand constrained by limited existing and pipeline supply.
Development opportunities remain scarce, with many suitable sites allocated within local development plans for residential or alternative uses such as student accommodation or build-to-rent homes.
Established industrial estates are said to be operating at or near full capacity, driving “sustained growth” in both rental and land values.

Bryce Stewart, senior director at CBRE Scotland, said: “This is a rare opportunity to secure a development site of genuine scale and strategic importance within the Scotland market.
“Sheriffhall Interchange is already a key transport hub for the city and wider region, and with the planned infrastructure improvements it will only become more attractive to occupiers and investors.
“With strong connectivity, proximity to Edinburgh’s workforce and flexibility for a range of employment uses, we expect significant interest from both national and international parties,” he added.
