£100m Hyatt Centric hotel to open in heart of Edinburgh in 2028 creating 110 jobs

“The location is super connected and one advantage is the hotel being part of a wider regeneration scheme at scale” – Martin Towns, M&G

A £100 million, 351-room hotel is set to complete a major new district in Edinburgh’s west end.

The Hyatt Centric-branded hotel will sit at the heart of the flagship Haymarket Edinburgh development, completing a £350m regeneration project and new district in the capital.

The hotel is scheduled to open in 2028 and create around 110 permanent roles once operational. It marks the final phase of investor M&G’s transformation of the area into a key business and leisure destination at the western gateway to the city centre.

The combination of offices, shops, eateries and public space is home to Baillie Gifford, Deloitte, Dentons, Shoosmiths and Shepherd & Wedderburn.

Located next to Haymarket railway station and tram stop and close to the Edinburgh International Conference Centre (EICC), the Foster + Partners-designed hotel is expected to support the city’s continued growth as a destination for both business and leisure travel.

A report last month revealed that Scotland’s hotel sector had ended the summer on a high.

The latest hotels tracker from audit, tax and consulting firm RSM UK showed that average daily room rates (ADR) of occupied rooms in Scotland rose to £212.58 in August, up from £203.35 in August 2025. Revenue per available room (RevPAR) - a key industry measure - was also strong at £186.34, up from £178.69 a year earlier.

The report pointed to the attraction of big tourist events such Edinburgh’s summer festivals and a growing appetite for staycations.

Meanwhile, new M&G research has found that nearly one in three people in Scotland would be more likely to stay in their local area long term if they saw regeneration in their town or city.

Martin Towns, head of global real estate at M&G, said: “The hotel is the last big piece of the jigsaw. It’s a great brand to have.

“Edinburgh is such a significant tourism market but you also have other drivers of demand such as conferences and business travel.

“The location is super connected and one advantage is the hotel being part of a wider regeneration scheme at scale. That was one of the things we were keen to create,” he added.

An earlier proposal that would have seen the hotel operated by the EICC under a franchise agreement fell through.

The Haymarket investment, made on behalf of M&G’s £138 billion With-Profits Fund, which includes the £73bn PruFund range, is also expected to support up to 450 construction jobs. M&G is already a significant investor in Scotland.

Anna Corkill, regional vice president of development at Hyatt, said: “Hyatt Centric Haymarket Edinburgh reflects Hyatt’s strong confidence in the UK as a growth market, particularly in internationally recognised regional cities with distinct cultural identities and year-round demand.

“The Hyatt Centric brand continues to grow rapidly within Hyatt’s Classics portfolio, with standout locations including Madrid, Milan, Venice and Istanbul, and we are excited that the brand is contributing to the area’s ongoing regeneration while creating a vibrant new destination for visitors and the local community alike.”
