Plans push ahead for vast new development with ‘unique’ feature next to Edinburgh’s Haymarket station
“This is a truly market-leading development for Edinburgh” – Stewart McMillan, Cushman & Wakefield
A large development next to Edinburgh’s Haymarket railway station is pushing ahead in a bid to ease the city’s “office shortage challenge”.
Rosebery, Haymarket, is a landmark 154,000-square-foot office development that is now ready for construction following the demolition of a 1970s building previously occupying the site.
With full planning permission secured and a contractor poised, the project - owned and funded by Aviva Investors with development manager Bell Hammer - is set to deliver a “new generation of office space” for the capital.

The building has been designed to address what has been described as an “acute shortage” of Grade A office accommodation in the city centre by offering open-plan floors, a double-height reception, shared collaborative areas, private and communal external terraces and a “unique glazed rooftop event space” with panoramic views across the city.
Property experts said the development’s timing coincided with Edinburgh’s office market experiencing a critical shortage of new office space and a pronounced “flight to quality”.
Cameron Stott, director at property agency JLL, said: “Rosebery is coming to market at the perfect time. There is a clear and rising demand from occupiers for office space that is not only of the highest quality but is also sustainable, efficient and promotes wellness.
“With its exceptional design, ESG credentials and unbeatable location in the heart of the Haymarket transport hub, Rosebery is precisely the calibre of building that modern, forward-thinking businesses are seeking to attract and retain talent.”
Stewart McMillan, a partner at Cushman & Wakefield, added: “This is a truly market-leading development for Edinburgh. The ‘shovel-ready’ status means we can deliver this exceptional space to occupiers faster.
“It represents a significant opportunity for companies to secure a prestigious, future-proof headquarters in a city with critically low levels of new-build stock.”
The project team includes Bell Hammer as development manager, 3DReid Architects and Axiom as project manager. Letting for Rosebery is being handled by JLL and Cushman & Wakefield.
Rosebery’s design is targeting high levels of energy efficiency, featuring ultra-low energy consumption and zero fossil fuels.
