Old Scottish dye works ready to become retirement village hits market for £5 million

An old dye works site close to Glasgow that has planning consent for a retirement village has hit the market with a price tag of £5 million-plus.
The former Netherplace Old Dye Works, close to Newton Mearns, stretches to more than 15 acres and is being offered for sale as a brownfield site by joint agents Watling Real Estate and Graham + Sibbald. It has planning permission for a retirement village but could be suitable for other uses, subject to consents, property experts noted.

Matthew Southall, an associate director with Watling, said: “This is a substantial site in an affluent area that already has permission for the development of a retirement residential community, a care home and multi-purpose village centre - all accessed on a new road from Aurs Road. Its proximity to the M77 and fast access to Glasgow city centre makes it a very attractive proposition.”
The proposed development includes an 80 bedroom, two-storey care home, 12 residential blocks and 38 two-storey terraced houses. Amenities would include a library, bowling green and pavilion, and a village centre incorporating a variety of leisure and recreational facilities, such as a fitness suite, restaurant, nursery, shop, meeting rooms and management offices.
Southall added: “The village centre will also have two hotel style rooms to provide temporary accommodation for visitors, staff, consultants and as respite accommodation, plus there will be a further 24 apartments within the village centre.”

Joint agent Keith Watters, a partner at Graham + Sibbald, said: “The site is consented and has been cleared with all existing buildings demolished so it really is ready for developer to take forward. In addition, we do expect there to be significant interest on an alternative use basis.”
The site is located within a semi-rural setting to the west of the M77 motorway, with undulating farmland to the north and the Capaelrig Burn running through the north part of the site.
Watling Real Estate was created in June last year following a management buyout of the property restructuring division of Avison Young. The business is headquartered in London with a network of UK offices.
